A total of 42 lots make up this offering of 20+ acres in what is known as "The Birds" in the Town of Bethel. This is beautiful recreational land with abundant wildlife, big boulders and is wooded with deciduous and evergreen trees. The topography is level and mildly sloping, relatively easy to navigate. Situated near to everything yet it feels like worlds away when you drive through the dirt road as you approach the property. It is very private, peaceful and soothing. The roads are private dirt roads and are accessible, but are not improved to town standards. Most lots are smaller than the size required to build a home according to zoning, which is 1 full acre, and therefore would need to be combined and reconfigured. Many of the parcels are in clusters of contiguous lots and when combined they may qualify as buildable home sites, however engineering and some prep-work will need to be done. Near to Swinging Bridge Reservoir, The Smallwood Forest Preserve, area lakes and restaurants as well as Bethel Woods Center for the Arts for world-class entertainment. While some lots are adjacent to each other, others are not; refer to the tax maps in the photos for details.
